How much does an inspection cost?

Inspection prices vary depending on; type of inspection required, location, age of the property, number of bedrooms and bathrooms, sub floors, condition of the property etc.

For an exact price please provide us with either;

  • The realestate.com.au listing, or
  • The property address, or
  • Floor Plans / Construction Plans / Working Drawings

What is included in a Building Inspection?

A building inspection provides a visual inspection by a licensed inspector to determine the condition of the property. It allows you to make an informed decision when it comes to purchasing a property and making an offer.

Is there an inspection agreement that I need to accept?

Yes. All inspectors are legally required to provide an inspection agreement prior to an inspection.

When we receive a booking request, we will email you our standard terms and conditions for you to read and accept. If you have any questions, please ask for clarification before the inspection proceeds.

What areas and locations do you cover?

We service Brisbane, Gold Coast, Northern NSW, Toowoomba and Coffs Harbour regions.

Can you arrange access for my Inspection?

Yes, we can liaise directly with your Agent, Supervisor or Builder to arrange an Inspection time and date if you’d prefer.

How long does an inspection take?

The length of time the inspection takes is affected by a range of factors, including the size, type, method of construction and overall quality of the build.

An average three bed, brick home would usually take between 1-2 hours.

How long does it take to get the Inspection Report?

A digital report will be sent to you within 24 hours subject to receipt of payment.

We are usually able to deliver the report by close of business on the day of the inspection.

Does the report include photos?

Yes, our reports contain digital photos of the defects found.

Can I attend the inspection?

Yes. You are welcome to join the inspector at the property and discuss any findings with him on site.

If you are able to attend, please allow the inspector space to conduct the inspection without disruption. We ask kindly that you wait until the inspector is finished before asking questions.

We want to ensure the inspector has no distractions and is able to concentrate whilst on site.

If you are unable to attend, the inspector can provide you with a verbal report of the findings over the phone prior to emailing the digital report through.

What Are Stage Inspections?

Stage inspections are independent checks carried out at key milestones in your home’s construction. They’re designed to ensure the work being done meets building codes and Australian Standards — because nobody wants surprises after moving in!

Here are the main stages we inspect:

  • Slab (Post-Pour): Inspected after slab pour and before frame installation.
  • Frame Pre-Sheet: Assessed after windows and rough-ins (plumbing, electrical, air-conditioning) but prior to wall lining.
  • Enclosed/Lockup: Checked once brickwork, roof, and external wall linings are complete.
  • Pre-Tile: Conducted after waterproofing and before wet area tiling and painting.
  • Practical Completion Inspection: Identifying defects before final payment at practical completion.
  • Hand Over Inspection: A re-inspection to verify defects have been rectified.
