Why you need a handover inspection

A Pre-Handover Inspection or Practical Completion Inspection (PCI) is crucial before taking possession of a newly built home. It ensures that the work meets industry standards and contractual agreements. We work independently, ensuring unbiased results and identifying any defects or incomplete finishes.

Our inspectors, come with years of building experience as a local licensed builders and qualified building inspectors.
In Queensland Inspectors are required to hold current Queensland Building and Construction Commission (QBCC) licenses.

Following each inspection, you’ll receive a comprehensive PDF report via email by the close of business. If you can’t attend the inspection in person, our Inspectors will contact you to discuss any findings.

  • Pre-Tile: Conducted after waterproofing and before wet area tiling and painting.
  • Practical Completion Inspection: Identifying defects before final payment at practical completion.
  • Hand Over Inspection: A re-inspection to verify defects have been rectified.

What standards do you follow?

We conduct inspections according to the NCC, National Construction Code. These guidelines are designed to ensure that the final workmanship meets the required standards. It’s important to note that your building certifier does not inspect for quality workmanship at your property, which is where our expertise comes in.

Will you communicate with my builder?

While we can’t directly engage in disputes with your builder, we’re more than happy to review any concerns regarding defects listed in our report. If your builder can provide evidence to address any discrepancies, we’ll gladly reassess the issue. Additionally, we can guide you through the QBCC dispute resolution process to help you resolve matters effectively.

Is my attendance necessary?

You’re welcome to join your inspection if you’re available, but it’s not mandatory. If you can’t be there to review the findings, we’ll give you a call once the inspection is complete to provide a summary. Our reports are thorough and detailed, complete with photos of every defect identified, ensuring you have an easy reference at your fingertips.

How long will my inspection take?

The duration of your inspection varies based on the type and the number of defects identified. As a general guideline, you can expect the inspection to take approximately 1 to 1.5 hours for every 100 square meters of the house. At Best Inspect, our focus is on maintaining high standards rather than racing against the clock. We will never rush through an inspection, as we are committed to delivering quality reports.

Can you arrange access for my inspection?

Absolutely! If you prefer, we can coordinate directly with your builder to set up a date and time for the inspection. We’ll make sure to keep you in the loop by copying you on all communications with your builder regarding access arrangements.

What’s the difference between practical completion and handover?

Practical Completion refers to the point in the contract when the property is nearly finished, at about 99% completion. This is typically when the builder invites you to inspect the property to identify any defects that need addressing before the Handover, which usually occurs 7 to 14 days later. You can find more details in your building contract.

Handover is the date you receive your keys, which happens after all defects and corrections noted in your Practical Completion document have been addressed. Additional information can be found in your contract.

We recommend that our Handover Inspections occur at the Practical Completion stage or shortly thereafter. This timing allows your builder sufficient opportunity to resolve any defects without delaying your Handover date.
